Construction Manager service in which the Construction Manager (CM “agency”) is responsible exclusively to the owner and acts in the owner's interests at every stage of the project. The construction manager activity is generally related to the actual oversight of all facets of the “program” (multiple projects) including planning and design as well as overseeing the General Contractor (who is responsible for trade subcontractors at risk). Although some activities may be defined with the same functional title between a GC and a CM “agency” the level of detail and breadth of activity varies from “specific” at the GC level, to program at the construction manager (agency) level. The construction manager (agency) offers advice on matters such as:
• Optimum use of available funds;
• Control of the scope of the work;
• Project/program scheduling;
• Optimum use of design and construction firms' skills and talents;
• Avoidance management of delays, changes and disputes (presumably before the delays, changes and disputes occur;
• Enhancing project design and construction quality;
• Optimum flexibility in contracting and procurement.
